 How To Improve Your EPC

Rating Before Inspection

 

  1. Replace all bulbs with LED energy-saving bulbs

  2. Install or check room thermostat and heating timer

  3. Fit thermostatic radiator valves (TRVs) where possible

  4. Top up loft insulation to around 270mm

  5. Draught-proof doors, windows, and floors

  6. Ensure double glazing is in good condition

  7. Service boiler and ensure it is working efficiently

  8. Have documents ready (boiler, insulation, windows, solar panels)

  9. Add insulation jacket to hot water cylinder (if applicable)

  10. Clear access to loft, boiler, and radiators for inspection

What to expect during an EPC assessment?

 

I will inspect, measure and take photographs of the property to support my assessment. This will include all the rooms and the loft. The assessment will include things like wall thickness, heating systems, window dimensions and amount of glazing.

Completing the required RdSAP forms and then adding the data into a software programme that calculates your Energy Performance Score.

​Depending on the size or complexity of the property a typical assessment can take between 45 mins and 2 hours to complete.

 

You will receive the score, as well as a report, on the property’s performance (along with advice) shortly after. I will then upload your certificate to the government EPC register. 

The assessment is non-invasive I will not be remove flooring or drill holes into walls, I will assess the properties age, condition and look at any paperwork available.

Prepare for your EPC

Before your assessment I will send you a Q&A, this will help me prepare for your assessment. 

 

If there is any furniture or storage limiting access to the boiler or water cylinder for example it’s best to clear them out of the way.​

If you have any paperwork on the property, please ensure you have these available to view on the day. You may have added an extension, improved the insulation, installed new windows, or added an energy-efficient boiler. These documents can increase your EPC rating.

Why do I need an EPC certificate?

In 2018, it was made a legal requirement for all privately owned properties to have an EPC rating of at least E before being sold or let.

 

An average energy performance rating is D, with a score of roughly 68-69.

 

If you fail to make the essential changes, you could be fined up to £5,000 for domestic dwellings and up to £150,000 for non-domestic properties so make sure to check whether your building has a valid, up to date EPC rating certificate.
