Transforming Property Photography: A Case Study

I recently photographed a property that had already been captured by an estate agent recently. When I arrived, the property was in the same condition as it was in their photos. The owner was never home, which became apparent when I could see a Christmas tree up from Dec 2024! The assigned photographer did their job and documented the property as it was presented.


Below you can see some before and after images. The agent's watermark has been blacked out for privacy. As photographers, we must work with what we are given and make the best of it. We are not cleaners; we are paid to photograph the property, not to tidy it up. However, I take pride in my work and believe I can improve the situation with a little help from AI and just one minute of my time.


Quick Fixes Make a Big Difference


The first thing I did was remove the Christmas tree—after all, it was September! I also moved the clothes horse, picked up some laundry from the floor, and relocated a few items from the sofa. This took me less than a minute, and I placed everything out of shot, just three meters away. The property featured an open-plan kitchen, diner, and lounge, which I usually prefer to capture in one shot. However, due to the clutter, that wasn't possible this time.


Professional Property Editing


When it came to editing the images, I make sure there were no overexposed areas. The images were sharpened and edited with professionalism. I then exported the images into Photoshop and used the AI selection tool to remove unwanted items, revealing clean walls. Sometimes the tool doesn’t work perfectly on the first try, so you have to experiment a bit.

Before you start thinking that AI fixes everything, let me clarify: it doesn’t! You still need to prepare the property for my arrival to achieve the best quality photographs. A little effort goes a long way in making your property shine.
